Homes are a system
Heat, air, moisture and energy all interact, so fixing one thing at a time often disappoints. Living Home looks at the whole house, measures how it behaves, and plans the work in the right order. Independent advice from Jade Kerr, process and chemical engineer and Certified Passive House Designer, for existing homes in Newcastle and Lake Macquarie. Note: image for illustration purposes only
Your staged plan
Every plan sorts the recommendations into four stages. Not every option suits every home. What we recommend depends on your house's limits, your goals and your budget.
Essential: get the basics working properly. Defects, moisture and ventilation first. From a few hundred dollars.
Improve: practical, high-impact improvements. Draught sealing, ventilation and shading. Typically $1,000–$8,000.
Perform: help your home work better as a system. Insulation, airtightness, windows and mechanical ventilation, planned together. Typically $15,000–$60,000.
Renew: set your home up for the long term. A deeper whole-home retrofit, staged over years if needed. Typically $80,000+.

Two ways to start
Home Performance Snapshot
From $850
A first proper look at what’s working in your home and what isn’t, with recommendations for anything essential. An assessment, not a full retrofit plan.
Includes:
a conversation about how you live in the home,
a site visit with spot measurements,
a short written summary of what’s working and what isn’t, and
a follow-up call.
Measured Home Assessment
From $2,200
The full picture. Two to four weeks of temperature, humidity and air quality logging, then a written plan for the Essential and Improve stages.
Includes:
everything in the Snapshot,
2 to 4 weeks of sensor logging in key rooms,
a review of moisture, ventilation, insulation, air leakage, heating and cooling,
a written plan for the Essential and Improve stages, and
a debrief.
Note:
Ready for the Perform or Renew stages? Ask about a Performance Retrofit Plan, a detailed technical plan quoted per home. You’ll get a fixed quote before anything starts.
Specialist work such as energy ratings, detailed HVAC design or structural advice is referred to qualified specialists.
